About the Site

The Site provides information about Samantha Enos’s residential real estate services, properties, communities, client experiences, and ways to make contact. The Site may also provide assessments, valuation features, property-search links, interactive tools, or other resources.

The Site is intended for adults seeking or evaluating real estate services.

Informational purposes and no professional advice

Site content is provided for general informational and educational purposes. Nothing on the Site is legal, tax, financial, investment, lending, appraisal, inspection, engineering, insurance, or other regulated professional advice.

Real estate decisions involve individual circumstances. Obtain advice from appropriately qualified professionals before relying on Site information for a transaction or other material decision.

Property, market, and neighborhood information

Property details, prices, availability, market statistics, school information, commute information, boundaries, amenities, tax information, and neighborhood descriptions may change or contain errors. Information may come from third parties and may not be current or complete.

Verify information that is material to your decision through the applicable listing source, public authority, school district, inspector, lender, attorney, tax adviser, or other qualified source. Do not rely on photographs, maps, descriptions, automated estimates, or Site summaries as a substitute for independent investigation.

Nothing on the Site is an offer to sell real property or a representation that a particular property remains available.

Listings and property search

External search platform

The Site may link to a property-search or listing platform operated by Windermere Real Estate/Central, Inc. We do not operate that platform or control its availability, data, terms, or practices. Searches and interactions on that platform are governed by the platform’s terms.

Client-managed listings

The Site may display selected current, pending, or past property listings. These pages are not represented as a complete or continuously updated MLS database. Verify status, price, availability, property details, and the identity of the listing broker through the linked source or another current source before relying on the information.

Fair housing

We support equal housing opportunity and comply with applicable federal, state, and local fair housing laws. We do not provide or endorse unlawful preferences or discrimination based on protected characteristics.

Neighborhood and property content is not intended to steer, discourage, or express a preference for or against any person or protected class. Visitors should evaluate communities based on their own lawful criteria and reliable third-party information.

Home valuation and automated estimates

The Site may provide access to a home-valuation feature operated by Homebot. Any automated value is an estimate based on available data. It is not an appraisal, broker price opinion, comparative market analysis, offer, or guarantee of a sale price.

We do not control and are not responsible for the availability, methodology, accuracy, or practices of a third-party valuation provider. Use of that provider may be governed by its terms and privacy policy.

Artificial intelligence

AI-assisted content and operations

Site content or operational workflows may be prepared or supported using artificial intelligence. AI-assisted content may contain errors, omissions, or outdated information. Verify information that is material to a real estate, financial, lending, legal, or other significant decision.

Communications

If you submit a form, we may contact you as described in the Privacy Policy and in the disclosure presented with that form.

User submissions

You retain ownership of information and materials you submit. You grant us and providers acting on our behalf a limited right to process, reproduce, transmit, and use those materials as reasonably necessary to respond to you, provide the requested feature or service, operate the Site, maintain business records, and perform activities described in the Privacy Policy.

You represent that you have the right to submit the materials and that they do not violate law or another person’s rights. Do not submit confidential information unless the Site specifically requests it through an appropriate process.

Acceptable use

You may not:

• Use the Site for an unlawful, fraudulent, abusive, or discriminatory purpose
• Interfere with the Site or attempt to gain unauthorized access to systems, accounts, or data
• Introduce malware, harmful code, or malicious automated activity
• Circumvent technical, access, or security controls
• Scrape or systematically extract Site content, listing information, or proprietary materials except as permitted by law or written authorization
• Reverse engineer Site features or reproduce proprietary workflows for a competing commercial purpose
• Impersonate another person or misrepresent your authority to submit information
• Use an AI or communication feature to generate unlawful, harmful, discriminatory, deceptive, or infringing material

We may restrict or terminate access if we reasonably believe the Site is being misused or its security or operation is threatened.

Intellectual property

The client-specific photographs, logos, listing materials, copy, branding, and other content displayed on the Site are owned by or licensed to the Site operator or the applicable third-party rights holder. The Site’s underlying software, reusable code, components, frameworks, systems, tools, and technical methods may be owned by Sapphire Grove LLC d/b/a Velvet Rook or other licensors. Operation of the Site does not transfer source code, reusable components, or underlying technical intellectual property to Site visitors or imply that the Site operator owns those materials.

Subject to these Terms, you receive a limited, nonexclusive, nontransferable right to access and use the public Site for lawful personal or internal business purposes. Unless the applicable rights holder authorizes it, you may not reproduce, redistribute, sell, sublicense, publish, create a competing commercial product from, or commercially exploit protected Site materials.

Nothing in these Terms limits rights that cannot lawfully be restricted.

Testimonials and client stories

Testimonials and client stories reflect the experiences and opinions of the people described and are published with permission. Individual circumstances and results vary. A testimonial is not a promise or guarantee that another person will obtain the same or similar result.

Third-party services and links

The Site may link to or interact with third-party websites, software, property-search platforms, mapping services, valuation tools, analytics providers, or other services. We do not control and are not responsible for their content, availability, security, accuracy, terms, or privacy practices. Your use of a third-party service may be governed by that provider’s terms.

No agency relationship from Site use

Using the Site, receiving general information, submitting an inquiry, or interacting with an automated feature does not by itself create a brokerage, agency, fiduciary, attorney-client, financial-adviser, lender-borrower, or other professional relationship. A real estate agency or client relationship arises only as provided by applicable law and any required written agreement or disclosure.

Disclaimer of warranties

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE SITE AND ITS CONTENT, FEATURES, AND TOOLS ARE PROVIDED "AS IS" AND "AS AVAILABLE." WE DISCLAIM WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT, TO THE EXTENT THEY MAY LAWFULLY BE DISCLAIMED.

We do not warrant that the Site will always be available, secure, error-free, complete, or current, or that property, market, valuation, AI-generated, or third-party information will be accurate.

Nothing in these Terms excludes a warranty or right that cannot lawfully be excluded.

Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, ENOS HOMES, LLC AND ITS OWNERS, PERSONNEL, AND AGENTS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, EXEMPLARY, PUNITIVE, OR CONSEQUENTIAL DAMAGES, OR FOR LOST PROFITS, LOST OPPORTUNITIES, LOST DATA, OR BUSINESS INTERRUPTION, ARISING OUT OF OR RELATING TO THE SITE, ITS CONTENT, FEATURES, TOOLS, OR THESE TERMS.

THESE LIMITATIONS DO NOT APPLY TO LIABILITY THAT CANNOT LAWFULLY BE LIMITED OR EXCLUDED.

Governing law and venue

These Terms are governed by the laws of the State of Washington, without regard to conflict-of-laws principles, except to the extent applicable law requires otherwise. Subject to any rights or remedies that cannot lawfully be limited by these Terms, any court proceeding arising out of or relating to these Terms or the Site must be brought in the state or federal courts located in King County.

Changes to these Terms

We may update these Terms to reflect changes in the Site, features, business practices, or applicable requirements. The updated Terms become effective when posted with a revised “Last updated” date unless a different effective date or additional notice is required by law.

Material changes will not retroactively alter rights or obligations that arose before the change except where permitted by law and appropriately agreed.

Severability

If a provision is found unenforceable, the remaining provisions remain in effect to the fullest extent permitted by law. The unenforceable provision will be limited or interpreted as necessary to make it enforceable where permitted.

No waiver

Failure to enforce a provision does not waive the right to enforce it or another provision later.

Entire agreement

These Terms govern public use of the Site, except where additional terms apply to a specific feature. A separately executed real estate agreement, agency disclosure, services agreement, or other contract governs the subject matter it covers and controls in the event of a conflict.
